Why this site exists

The hardest decisions a landlord makes are not about leaky faucets. They come at turning points: whether to keep a rental or sell it, whether a 1031 exchange is worth the deadlines, whether to rent out the home you just moved out of, or what to do with a property you inherited. Each of those decisions involves several taxes, a handful of very different options, and a lot of advice from people who are paid when you pick their option.

My Property Platform publishes free, independent calculators and guides for those moments. Our flagship keep or sell calculator compares keeping, selling, a 1031 exchange, a DST, seller financing and holding for your heirs in after-tax dollars, using current federal tax rules. Alongside it are calculators, checklists, state legal guides and cheat sheets for running a rental well while you own it.

How we work
